You've probably seen some of the headlines about r

You've probably seen some of the headlines about real estate commission lawsuits.
Unsurprisingly, the media can be a little dramatic.

Here is everything you need to know, from my point of view!

When you hire an agent to sell your home, you negotiate a percentage of the purchase price that will be paid at closing to the listing brokerage. They only get paid if your home sells, and that percentage is shared with the BUYERS agent (another agent representing the buyer).

The listing agent offers a portion of their commission to buyers agents as an incentive for them to bring their buyers to come see the home. It's basically marketing tool incentivizing agents with active buyers.

The lawsuits are claiming that the seller should not have to pay both the buyer's agent AND the listing agent (the agent they hired to sell the home). It claims that certain rules from the National Association of Realtors and policies from some brokerages have enforced this and kept commissions and home prices artificially high.

With the current lawsuits, how commissions are paid and or structured could change. Buyers may have to pay their own agent out of pocket, and commission sharing could be banned.

Buyers benefit greatly from having their own agent represent them on a purchase, but there are already so many costs to purchasing a home, that having to pay an agent out of pocket on top of these other fees, would make buying a home even more unaffordable.

What could happen, is sellers offering a percentage directly to bars agents, so they are paying two separate brokerages at closing.

Commissions could also end up being negotiated as part of the buyers offer, similar to closing costs. Essentially, this would roll the cost into their loan if they did not want to come up with the cash upfront.

Only time will tell what changes will result from the lawsuits, but as always, things aren't quite as dramatic as they tend to seem in the media. Commissions have always been negotiable, and it may end up benefiting realtors, buyers, and sellers if the buyers agent commissions end up being paid separately IMO.

Real estate isn’t a 9-5. It’s not a luxury lifestyle. It requires sacrifice, strategy, high-level organization and most importantly, service to others before self.

I get to meet with agents across the US who ask how someone could possibly sell over a 100 houses in a year year especially in a “hard market” and if I can give them some insights and tips to help their businesses, I always make time to help share from my 10+ years of experience in this business.

Most of the time, people are waiting around and hoping the opportunity will come to them but that’s just not how it works. You have to be ready to go at all hours, every day.

Very few people are willing to put in the work and go out and get it.

I started at the very bottom. I was an unlicensed assistant doing all the work for an agent that he wasn’t willing to do. While I climbed under crawlspaces, hung signs and handled all of the day to day operations, I cut my teeth. I listened and watched and learned. I’ve now surpassed that agent many times over in production and client reach with a team of nearly 30 AMAZING agents in two states.

I put in the work. Every 👏 Single👏 Day. I haven’t stopped putting in the work. Every 👏 Single 👏Day👏 almost 4,000 days into doing what I love: helping others to grow and learn and succeed
